Renting accommodation: tips for a concrete file

Whether you want to rent a furnished rental or an unfurnished accommodation, your file to submit to the lessor or the agency must be perfect. You are never the only applicant or visitor to an apartment or house.

Here are our tips and advice to be the most attractive on the list. NB: these tips do not guarantee that you will obtain accommodation, but it can facilitate the passage of your rental file.

The income of the tenant: the CDI is to be preferred

You must have sufficient income to pay your rent. But also, landlords always prefer tenants with more “secure” contracts. This will make it easier to get housing quickly for someone on a permanent contract. The Permanent Contract is more attractive because it means that the tenant is less likely to find himself without income during his rental.

Moreover, whether we like it or not, or whether it is fair or not, donors (generally) prefer people on permanent contracts because this has a connection with the notions of “stability” and “citizenship”. Thus, a lessor will have more the impression that you will be honest if you are on a permanent contract, compared to someone who is unemployed for example. It’s an illusion, of course, but that’s the way it is for the most part. As a result, it is often better to wait to obtain a permanent contract before considering moving.

Freelancers, fixed-term contracts, apprenticeships: how to do it?

However, if you do not have a permanent contract, you will therefore have to prove sufficient income, even higher than someone who would be on a permanent contract. In CDD, do not hesitate to enrich your file with your employment contract, payslips beyond the 3 requested. But also, you can add a bank account statement to show your income.

You can do the same for apprenticeships, trainees, but also for the self-employed. Apprentices and trainees will often be taken as students by donors and it will therefore very often be the income of the guarantors that will be taken into account by the donor. For the self-employed, you will have to prove your income with your URSSAF declarations, but above all your annual tax declarations, over two years.

Other documents that can work in your favor

Above all, do not hesitate to attach all the proof of your other income: aid, allowances, etc. Your record should show your income. Especially if you are self-employed or on a fixed-term contract, adding up your income and aid will be essential for the lessor. Indeed, even if you earn a good living, it is the one with the best income and the most stable income who will win the accommodation.
Moreover, you can even add your CV to your file to show your professional experiences or your interests if they are written on your CV. If it has a use and your resume is full and pretty to look at, it can only be beneficial.
You can even add a cover letter to your file, it can always help. On the other hand, be careful not to make any spelling mistakes (as on all other documents). Be friendly, formal while showing your personality, it’s important!
Other documents to add to the file (all must be clearly legible whether printed or digital and without errors): the last tax notice if you have one, copy of the tenant’s identity card, copy of the identity of the guarantor, employment contracts and latest pay slips and any other documents attesting to the income for the guarantor and for the tenant. You should also attach, if possible, the last rent receipts for your former accommodation. Send all these documents even if they are not requested.

Have a guarantor for a rental

Finally, very important: have a guarantor. Yes, even if you are on a permanent contract and even more so if you are on a fixed-term, self-employed, trainee or apprentice. The guarantor is an additional security for the lessor of a rental. It’s a priority. If your guarantor is on a permanent contract, then this is the best option!
The lessor or the agency will necessarily choose THE best file, the one that seems the most reassuring for all parties.
